Adem\u00e1s, habl\u00f3 sobre el financiamiento de fondos para pr\u00f3ximos proyectos, los desaf\u00edos del sector en Colombia y los negocios en EE.UU.<br><\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo financia la empresa sus obras?<\/h2>\n\n\n\n<p>Tenemos un portafolio muy balanceado entre 50 y 50, con todo lo que tiene que ver con negocios de infraestructura y construcci\u00f3n de edificaciones, ya sean viviendas, centros comerciales, oficinas, entre otros. <strong>Cerramos el tercer trimestre de este a\u00f1o con casi $3.8 mil millones de \u201cbacklog\u201d para ejecutar en los pr\u00f3ximos a\u00f1os<\/strong>. Esto, sumando el Corredor Verde que nos fue adjudicado esta semana, superamos los $4 mil millones de cartera para los pr\u00f3ximos a\u00f1os. Para el pr\u00f3ximo per\u00edodo fiscal ya tenemos contratos para ejecutar $1,2 mil millones y para 2025 tenemos cerca de $2 mil millones contratados.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-container-core-group-is-layout-adf3fcd5 wp-block-group-is-layout-constrained\" style=\"padding-top:20px;padding-right:8px;padding-left:8px\">\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo est\u00e1 el sector de la construcci\u00f3n en Colombia?<\/h2>\n\n\n\n<p><strong>Los factores que han impactado a la empresa tienen que ver con los motivos de la desaceleraci\u00f3n de la construcci\u00f3n en Colombia. Las altas tasas de inter\u00e9s y la inflaci\u00f3n tienen un impacto importante en esta desaceleraci\u00f3n.<\/strong>. Hoy estamos quiz\u00e1s en el momento m\u00e1s complejo de todo este proceso y esperamos que te recuperes pronto. Sin embargo, lo que estamos demostrando, tanto en Conconcreto como en muchas empresas del sector, es que las altas tasas de inter\u00e9s est\u00e1n impactando la inversi\u00f3n.<br><\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-container-core-group-is-layout-adf3fcd5 wp-block-group-is-layout-constrained\" style=\"padding-top:20px;padding-right:8px;padding-left:8px\">\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo les va en el segmento de vivienda en Colombia?<\/h2>\n\n\n\n<p>Tenemos muy baja exposici\u00f3n en el negocio de la construcci\u00f3n de viviendas. En total hay s\u00f3lo 14 proyectos, seis est\u00e1n en construcci\u00f3n y ocho en preventa. La gran operaci\u00f3n est\u00e1 en Estados Unidos. <strong>All\u00ed tenemos 2 proyectos de vivienda en alquiler muy grandes que suman alrededor de US$285 millones de inversi\u00f3n y tenemos alrededor de 850 viviendas unifamiliares en venta.<\/strong><\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-container-core-group-is-layout-adf3fcd5 wp-block-group-is-layout-constrained\" style=\"padding-top:20px;padding-right:8px;padding-left:8px\">\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo es su l\u00ednea de negocio en Estados Unidos?<\/h2>\n\n\n\n<p>Entramos a Estados Unidos hace aproximadamente ocho a\u00f1os de manera muy t\u00edmida y sobre todo conociendo y entendiendo el mercado. <strong>All\u00ed brindamos servicios de ingenier\u00eda y dise\u00f1o al sector de desarrollo inmobiliario del pa\u00eds y posteriormente construimos el primer edificio Conex con una inversi\u00f3n total cercana a US$100 millones.<\/strong>, donde actuamos como dise\u00f1adores y generamos contactos o contratistas para la ejecuci\u00f3n de la obra.<br><br>Comenzamos a incursionar como inversores y creamos un fondo de gesti\u00f3n de activos inmobiliarios: Century Asset Management. Estamos atrayendo inversiones en Estados Unidos y Am\u00e9rica Latina, donde los inversores tienen que invertir sus recursos en viviendas de alquiler para la clase media a largo plazo. <strong>Contamos con opciones de inversi\u00f3n entre 14% hasta 18% de rentabilidad en d\u00f3lares dependiendo de la alternativa elegida.<\/strong><\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-container-core-group-is-layout-adf3fcd5 wp-block-group-is-layout-constrained\" style=\"padding-top:20px;padding-right:8px;padding-left:8px\">\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo le va al sur de Florida?<\/h2>\n\n\n\n<p>Estamos creciendo activamente en el sur de Florida. <strong>Hoy tenemos cerca de US$$280 millones adicionales en proyectos que vamos a lanzar en los pr\u00f3ximos dos a\u00f1os.<\/strong> Adicionalmente, continuamos con la estrategia de construcci\u00f3n de viviendas para la venta.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-container-core-group-is-layout-adf3fcd5 wp-block-group-is-layout-constrained\" style=\"padding-top:20px;padding-right:8px;padding-left:8px\">\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfCu\u00e1nto han aumentado los costos operativos?<\/h2>\n\n\n\n<p>Actualmente el d\u00f3lar sube a casi $4.900 y luego vuelve a $3.900 en t\u00e9rminos de meses. Esto afecta mucho la estabilidad del mercado, especialmente al momento de comprar insumos que tienen que ver con la Tasa Representativa del Mercado. Hoy estamos en un mercado incierto y eso tiene un efecto que pesa sobre nuestra rentabilidad bruta o nuestra rentabilidad operativa. <strong>Hoy dif\u00edcilmente llegamos a 8% o 9%, por lo que tenemos un impacto de 400 o 500 puntos b\u00e1sicos en la rentabilidad bruta.<\/strong><\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-container-core-group-is-layout-adf3fcd5 wp-block-group-is-layout-constrained\" style=\"padding-top:20px;padding-right:8px;padding-left:8px\">\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfY el corredor verde?<\/h2>\n\n\n\n<p>Fuimos adjudicados la semana pasada luego de un proceso que fue suspendido y esperamos culminar exitosamente la etapa de dise\u00f1o para iniciar la construcci\u00f3n, posiblemente entre seis y ocho meses. <strong>Ese corredor tiene una inversi\u00f3n total de $460.000 millones.<\/strong><\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-group has-global-padding is-layout-constrained wp-container-core-group-is-layout-adf3fcd5 wp-block-group-is-layout-constrained\" style=\"padding-top:20px;padding-right:8px;padding-left:8px\">\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfCu\u00e1nto han ca\u00eddo las ventas de viviendas en Colombia?<\/h2>\n\n\n\n<p>Han ca\u00eddo los lanzamientos de nuevos proyectos 50%. El impacto es tremendo, especialmente para los actores de la vivienda social debido a la dificultad de adquirir subsidios.
